We were approached by the Management Company for a Residential Development in Redditch, to recondition three bands of decorative render which ran the perimeter of one of their apartment blocks.
We were approached by the Management Company for a Residential Development in Redditch to recondition three bands of decorative render that ran the perimeter of one of their apartment blocks. Over time, these bands had been patch repaired as needed, but it was now time for a comprehensive repair and recoating due to safety concerns about loose render falling onto the surrounding paths.
Project Details:
- Initial Assessment: We carefully assessed the condition of the render and identified areas that required attention.
- Removal of Defective Render: Great care was taken to hack off the defective render. Once all loose render was removed, we embedded a woven fibreglass mesh within the wet base coat of render in the worst affected sections, where it had gone back to bare brickwork. This helps alleviate any future cracking.
- Preparation for Coating: After completing the work on the three bands of render, we masked up all non-work areas, protecting floors, windows, doors, and balconies to ensure there was no overspray when the coating was applied.
- Application of Primer and Final Coat: We applied a primer coat to the dusty and porous surfaces to ensure cohesion for the final coat. Our client’s colour of choice was Egyptian Papyrus. We used a breathable, coarse-textured coating applied around 10 times thicker than conventional paint using high-pressure spray application. This helped blend any imperfections and offered a more uniform finish.
Our meticulous approach ensured the safety and aesthetic appeal of the apartment block. The reconditioned render bands now provide a durable and visually pleasing finish, enhancing the overall look of the residential development.
